You must have definitely heard from friends and colleagues about the success stories of other people who lived in a home and when they went to sell their home, they got a much higher price of their home than they expected. This was due to the fact that the value of their property increased during the time they were living in it, and eventually, the price got higher. Home sellers want to want to walk away with as much money as possible after the transaction. Similarly, there are success stories of home buyers as well, where they look for houses for sale in North America, and they find a good property at a much lesser price than they expected. There are separate stories of a good deal for sellers and buyers.

Obviously, every homeowner wants to keep the value of their home maintained or rather increased with time. Devaluation of their property is not desired at all. However, it is also a fact that many people are not able to do that, and eventually, they end up decreasing the value of their house because they don’t understand that not all amendments done to the property will add value to it. Some additions and construction work done on the property can definitely add value, like kitchen remodelling, the addition of a garage, etc. However, not all work done will help. In fact, some work done on the property might even decrease the value of the property or might make it difficult to be sold.

Front yard landscaping, for example, looks very appealing and attractive. For this, you might need to pay labour costs. However, this expensive addition to your house does not payback. The maintenance of the plants and trees will involve time and money as well, and this can be a hurdle for potential buyers to buy the house. Most people prefer to buy a house where they could simply mow the lawn and make it look nice. Among the countless options of houses for sale in North America, buyers will refrain to buy your house for this reason.  

Similarly, a swimming pool, although extremely tempting and luxurious, can also make your house sit for sale for long. Maintenance of the swimming pool is exceptionally expensive and not many people would be interested in it. People will consider a swimming pool as a liability. However, a swimming pool can also be something that could add value to your property, but you need to make sure that it is a part of your home in the right circumstances that will add value. For example, if you live in a city where you can swim most part of the year considering the weather, or a neighbourhood where it is the feature of all the houses. Then, a swimming pool is worth having.

Also, carpeting the entire house is expensive and although you might prefer it and accept the cost, it is a fact that people still prefer wooden floors. Carpets have their own cons like they are the perfect hideout for dust, dirt and bacteria. They can lead to allergies and expensive cleaning.
